What fees do tenants pay?
Under the Tenant Fees Act 2019, we only charge permitted payments: rent, a refundable tenancy deposit (capped at 5 weeks' rent), and a refundable holding deposit (capped at 1 week's rent). We do not charge admin, referencing, or inventory fees.
How does the referencing process work?
After your application is accepted, we carry out standard checks: employment/income verification, credit check, and previous landlord reference. Most references complete within 2–3 working days.
What is a holding deposit?
A holding deposit reserves the property while referencing is completed. It is capped at one week's rent and is refundable unless you withdraw or provide false information during referencing.
How do I report a maintenance issue?
You can report issues through our online tenant portal, by emailing our team, or by calling us during office hours. For genuine emergencies outside of office hours, contact details are provided in your tenancy agreement.
What happens at the end of my tenancy?
We conduct a check-out inspection and compare it against the check-in inventory. Your deposit is returned within 10 days of agreement, less any agreed deductions. All deposit disputes are handled through TDS.
Can I renew my tenancy?
Yes. We contact you ahead of your tenancy end date to discuss renewal options. There are no tenant renewal fees — this is prohibited under the Tenant Fees Act.
